Real Estate Tip: When Apartment & House Hunting in Hip Brooklyn ...

The spring real estate market is heating up, and Brooklyn's rental and home sales markets are hotter than hot. But here's something to plug into your equation whether you are renting or buying: flood zones.

Sounds dreary, right?? Optimistic home-hunters would much rather think about being near to a great park, or a cool cafe, or a good public school.

But for both renters and buyers, knowing whether you are in a high risk flood zone makes a difference. After all, we're in an era of global warming.

Why renters in Brooklyn should check whether they're renting in a flood zone:? Hurricane Sandy? inundated Red Hook, including folks renting on the first floors of those picturesque clapboard homes off Van Brunt Street. Even if your apartment is literally high and dry, if you live on the top floor of a building and your own apartment isn't flooded in a hurricane or storm,? you can still suffer loss of electricity and heat if the mechanicals in the basement of the building are flooded. Also, if you happen to park a car or bike in a flood zone A, it can get wrecked.

Why potential buyers of Brooklyn real estate should check whether they're renting in a flood zone: And if you are buying, it's absolutely essential to know what your flood zone is, because being in a Zone A can impact your mortgage, insurance and re-sale value.

It's easy to find out what flood zone a given property is in. Simply plug in the property's address to this New York City Hurricane Evacuation Zone map.

  • Zone A - Potential flooding from any hurricane.
  • Zone B - Potential flooding from a Category 2+ hurricane.
  • Zone C - Potential flooding from a Category 3-4 hurricane hitting just south of NYC.

Some areas, like most of Sunset Park,? Park Slope, all of inland Bedford-Stuyvesant, and many other desirable neighborhoods are so far from the water this is a non-issue. However, parts of DUMBO, Gowanus,? Red Hook, Greenpoint, Coney Island, Brighton Beach and others may be vulnerable to severe storms.
